Many agencies will lock landlords into contracts with expensive termination clauses.   • We receipt your tenants rent daily so you are kept up to date with exactly where your tenants rent is paid to each and every day. This is updated into your landlord portal so you will have a live view as to exactly where your tenants rent is along with any upcoming expenses you have incoming for your property such as council rates instalments or an insurance payment.

  • We manage rent arrears at our properties on a daily basis we not only keep you informed as to if your tenant falls even just 2 days into arrears we contact your tenant daily via phone call, text and email to ensure the arrears are resolved and provide you with detailed updates throughout this process. We ensure the correct notices are issued to your tenants in the correct timeframes throughout this process to ensure that you are protected should the matter escalate.

  • We conduct 4 routine inspections per year at your property the first routine inspection will be conducted 6 weeks after your tenant moves into the property and then periodically 3 months after this. We utilise 360 degree technology to give you an impressive experience for your routine inspections providing you with full clarity of the current condition of your home at all times. Should an inspection ever not meet the requirements we will re attend the property and follow the required processes to ensure your tenant resolves the concerns.

  • We offer the option to receive your rental funds either at the end of the month or mid and end of month. Depending on your requirements this can assist you with the cash flow of your property.

  • If ever required we will not only do all your court preparation we will also attend the courts on your behalf

  • We provide you with both afternoon, private and weekend home opens for your property ensuring the highest quality of tenants, best rental return and largest possible tenant selection.

  • With over 13 years in the property management industry our contacts with local and trusted trades are second to none. You will have access to our high quality and budget friendly trades for all your property maintenance requirements. We will provide multiple quotes when required along with ensuring urgent jobs are seen to in record time. Our wealth of knowledge in this area with all possible property maintenance issues that can arise when leasing out your property will assist in unessisary call outs as we will always follow trouble shooting processes in the first instance along with providing you with both images and videos of the maintenance item to provide you with full clarity around the request.

  • We will manage the payment of all the property accounts that you encounter along your investment journey. All your council rates, water rates, insurances etc can be sent directly to our office for a complete hands off experience. We will pay these from your rental account and provide you with detailed statements each time we provide you with a disbursement of your rental funds. We will collect the water usage portion of your water corporation bill from your tenants and ensure prompt payment is made.

  • We provide a proactive approach to the lease renewal of your property. You will receive a comprehensive and very detailed appraisal for your property 3 months prior to the lease coming to an end to keep you up to date with the current market rate for your property. We will discuss this with you in detail as to our recommendations surrounding how you would like to proceed in the rental process keeping into consideration the tenancy history and current market rate for the property. Actioning our lease renewals in advance ensure we are always once step ahead should any increase be required or if your tenant is vacating this allows us the required additional time to source a new tenant for you prior to their vacate ensuring a seamless low vacancy period for your property.

  • We provide a very detailed and comprehensive entry condition report for your property utilising 360 degree technology to ensure every detail of your property is captured to set the best possible foundation to your new tenancy. Our reports offer full interaction with your tenant to ensure they have the ability to provide their own photos and feedback on the properties condition to ensure the condition of the property is agreed on fully and to assist in minimising bond disputes at the end of the tenancy.

  • Seamless and simple online application process for prospective tenants. Ensuring easy uploading of supporting documents and reference checks

  • We provide a detailed sign up process with your tenant ensuring your tenant is educated and a good foundation is set to lead to a successful happy tenancy in your property.

  • We will conduct a detailed final bond inspection at your property based of the entry condition report. We will ensure any required items are addressed to bring your property back to the same condition it was received in by your tenant. Should additional trades be required to achieve this we will facilitate this. Should a dispute arise we will assist in resolving this with your tenants and work with them to ensure a good outcome for your property. Our fee includes a court application and attendance should this be required resolve any bond disputes for your property. Please note there is a $74 court cost charged by the magistrates court we will assist you in claiming this back from you tenant on the day.

  • All postage costs and banking costs are included in our flat fee.

  • We will provide you with an annual summary at the end of financial year providing you with a simple summarised report to provide to your accountant for your investment property.

  • You will receive a brilliant landlord portal specialised to your property providing a convenient and secure location store you documents ensuring they are always easily accessible.

  • Customised lease agreements with clauses to suit your property and complete bonds management with ensuring your property remains compliant with the bonds administration.

  • Your tenant will have access to our brilliant chat service giving them the ability to lodge / discuss maintenance any time of the day or night along with request any required documentation or ask any questions relating to their property.
